For over twenty years, Kokomo Botanical Resort has been a sanctuary of wellness — a place where architecture, nature, and intention come together to support the health and vitality of everyone who walks through our gates. Now, we are taking everything we have built and elevating it to something entirely new.
We are thrilled to announce the upcoming launch of The Casitas at Kokomo — a limited collection of ultra-luxury residences designed from the ground up using the science of BioGeometry, and unlike anything else available in Turks and Caicos.
What is a Casita?
The Casitas are not hotel rooms. They are not standard resort condominiums. They are multi-level private residences — each one spanning two floors plus a private SkyDeck — designed for owners who refuse to compromise between the grandeur of a luxury home and the restorative power of a world-class wellness environment.
Each Casita is configured across two levels with a flexible layout that can be arranged as two to four bedrooms, depending on the owner’s preference. One-bedroom suites can be combined with two-bedroom suites across levels, creating a true lock-out capability — a complete, private residence on one level, with the option to host family or generate rental income on another. At the top of every Casita, accessed exclusively by a private residential elevator, sits the SkyDeck: an outdoor sanctuary complete with a plunge pool, a fully equipped outdoor kitchen, dining for eight, a bar, and a lounge area with panoramic views of the shoreline and Kokomo’s ancient botanical gardens below.
These are spaces built for how people actually want to live — and for how they want to age. The private elevator makes every level fully wheelchair-accessible, ensuring that your investment continues to serve you and your family across generations, regardless of mobility.

Designed by BioGeometry
What sets The Casitas apart from every other luxury residence in the Caribbean is not merely what you can see and touch. It is what the architecture does.
Every Casita has been designed by Dr. Pier Paolo Alberghini according to the principles of BioGeometry, an architectural science developed over more than fifty years by Dr. Ibrahim Karim, an architect and pioneer in subtle energy research. BioGeometry works by identifying and replicating a specific energy quality found naturally at the world’s most significant sites: the locations where ancient civilisations chose to build their great cathedrals, palaces, and centres of power. Dr. Karim identified this quality as BG3, a resonant energy that supports vitality, wellbeing, and the optimal functioning of living systems.
In practical terms, this means every design decision in the Casitas — from the angles of the exterior walls to the positioning of interior partitions, from the shape of the SkyDeck pool to the cornices at your ceiling — has been determined not only by aesthetics, but by its energetic effect on the people inside.
The exterior profile of each building features projections at 45-degree angles, positioned to create a clockwise rotation of energy around the structure. This is an effect the science describes as “centring” the building and drawing it into resonance with the Earth’s vital force. Interior walls in the core of each unit are similarly angled to maintain fluid energy movement throughout the living space. Even the building materials themselves are treated using a BioGeometry process that neutralises potentially harmful emissions, transforming them into a life-supporting energy quality.
The SkyDeck pool is shaped to resonate with the geometry of the human kidney — a form chosen specifically for its healing properties when immersed in water. This is not decoration. It is a deliberate, science-backed design in service of your health.
Taken together, the full ensemble of Casitas on the property creates what BioGeometry practitioners describe as a “critical mass” — a collective field of BG3 energy that, by the law of resonance, extends outward across the surrounding landscape, benefiting not only residents and guests but the wider Providenciales community within a radius of approximately five kilometres.

A Once-in-a-Generation Opportunity
There are eight Casitas planned for the initial phase, with occupancy anticipated for late 2026. Each is priced from $1.625 million — a starting point that positions them as some of the most compelling luxury residential opportunities currently available in Turks and Caicos, particularly given the combination of BioGeometry design, Marriott Bonvoy partnership credibility, private elevator access, SkyDeck living, and full resort amenity inclusion.
Owners will have access to every amenity Kokomo offers: Lovina Spa, the botanical gardens, WE Market Cafe, yoga, the saltwater hot plunge, and beach shuttle to Grace Bay, all while living in a residence designed to actively support their wellbeing at the architectural level.
